STRUCTURAL DESIGN FOR BASEMENT LOWERING AND UNDERPINNING
If you are planning to lower your basement floor, then you will require a building permit, and almost undoubtedly, the Municipality will require that you retain a Structural Engineer to prepare drawings for you.
There are two common methods by which the basement floor of your home can be lowered:
- Underpinning the foundation walls
- Benching
Regardless of the approach used to achieve your lowered basement floor, the Municipality is likely going to ask you to have your Structural Engineer carry out periodic inspections of the underpinning operations, and to provide the Municipality with Site Review Reports which confirm that the underpinning work is being carried out in accordance with the approved design.

STRUCTURAL ASSESSMENT FOR LOAD BEARING WALL REMOVAL
We can usually determine whether or not a wall is load-bearing by carrying out an on-site review. Sometimes, we may need to cut a small hole may need to be cut into the ceiling so that the size and direction of floor framing can be identified. In some circumstances, we can make conservative (safe) assumptions without having your Contractor cut any holes, however, these assumptions need to be verified by the Contractor during construction.

GENERATE 3D MODELING AND SHOP DRAWINGS OF STRUCTURES
Our mission is to provide a shared virtual BIM model of a project that will help building designers, contractors, owners and facility managers have a shared understanding of the project. Clashes between different design disciplines can be detected and resolved in the BIM 3D model before the construction phase.
05.
STRUCTURAL MARK-UPS
If you already have layout drawings prepared, then we can simply supplement your drawings or “mark-up” those drawings with structural information and related structural specifications. Once the structural information has been added to these drawings, we stamp those drawings for “structural content only”. Your drawings may have been prepared by yourself, or by your interior designer or architect. It is common for this type of service to be provided without us actually visiting the site.
